The simple and short answer here is no, you don’t.

Our SMART Garden Rooms, Offices & Studios are purposefully designed to not require planning permission. However, though we have created our products to be as planning permission-friendly as possible – there are a few exceptions to the rule:

• Our high line roof option would require planning permission in most instances – especially if the building is going to be within 2.5m of your property’s boundary.
• If you live in an area of outstanding natural beauty, on the Suffolk of Norfolk broads, a world heritage site, national park, or in a conservation area, although a SMART Garden Office would help you make the most of those outstanding views, you would need to obtain planning permission first.
• You will need to consider planning permission if you are living in a maisonette or flat, or any other type of building bar a house. Often buildings you have converted into a residential address will also require planning permission – as your permitted development rights aren’t the same as a house.

Above are the main reasons you should expect to require planning permission for SMART Garden Rooms, Offices & Studios.

However, there is some good news…

As the garden room experts, we don’t expect you to have to deal with the planning permission yourself. We provide two services that ensure you do not have to be distracted down with ins and outs of your local council policies.

Our site consultation means you can meet with our fully-trained surveyors; they can plan your garden room with you and then let you know if they believe planning permission is required – so you have the added peace of mind of experienced advice from one of our pros.

We do not want your experience to be anything but simple (yet incredibly exciting!) when you are buying your SMART, and planning permission is most certainly not either of those two things.

We do not charge for this service either – you simply have to pay the fees your local council charges, we can’t do anything about that part, sorry!
